63000Homes Limited

The National Housing Federation recently reported that some 974,000 new houses were needed between 2011 and 2014, but fewer than 460,000 homes were actually built.

63000Homes Limited was founded to address the shortage of affordable, high quality social housing by designing, manufacturing and installing modular homes at large volumes for the social housing market. While most developers focus on maximising land value, 63000Homes is selling houses only, at a fixed per square foot price, to local authorities and housing associations with their own plots of land.

The modular design allows flexibility, ranging from one- to four-bedroom homes, and ease of installation. The design meets the London Plan size standards and incorporates high levels of energy efficiency and air quality. The modular homes are manufactured entirely offsite, including fixtures and fittings for kitchens and bathrooms, and transported by standard-sized lorry to the site, all much quicker than traditional construction. Tenants are able to move in less than a year from project start.

With an investment of £500,000 from Ignite, 63000Homes will complete final design and engineering work on its pre-fabricated housing system and launch the first project, of 12 live/work units with a London Local Authority.
